The Orchid Room (super kingsize double / twin) and Green Room (double) both have an en-suite shower and sea views overlooking East Sands Bay. The Bamboo Room (super kingsize double / twin) has its own private shower room and looks out over the colourful garden, East Sands beach and St. Andrews skyline.
Your host Pam has been welcoming guests to her B&B since 2007 and enjoys walks with her two Cocker Spaniels Lulu and Nancy. As a native of St Andrews, she is very knowledgeable about the area and can give you recommendations on golf booking, where to eat and places to visit.

There is a secure, dry dedicated storage area for golfing equipment and free car parking.
Breakfast is freshly cooked to order with local produce and served in the dining room. A great selection of traditional dishes is offered to start your day including a full Scottish or smoked salmon with scrambled eggs. You can also tuck into plenty of cereals, fruit, toast and preserves.
Nestled by the sea in north east Fife, the historic royal burgh of St Andrews is home to Scotland's oldest university and is known as the home of golf. No12 is close to 10 golf courses including the famous Old Course, along with 50 other golf courses within an hour's drive including the championship courses at Carnoustie at Gleneagles.
Pam's recommended places to visit include St Andrews Botanic garden, the R&A World Golf Museum and the Wardlaw Museum which showcases the University's art, history, science and natural history collections. Key to the town's history, the Cathedral and the Castle are well worth a visit and both are within a short walk of the B&B. For those with a car, Pam recommends Cambo Gardens with its woodland walks, Kingsbarn Distillery and Scotland's Secret Bunker - the unique underground bunker where you can step back in time to the Cold War.
You can also explore the picturesque habours of the East Neuk of Fife, as well as the Fife Coastal Path and Fife Pilgrim Way through beautiful countryside.
Within a short drive, you can visit historic attractions such as Kellie Castle and Garden, the Hill of Tarvit Mansion, Falkland Palace, Dunfermline Abbey, the new Perth Museum with the Stone of Destiny, and the city of Dundee with its waterfront museums.
